Deferred tax: don’t treat land like a depreciable asset

When computing deferred tax, some colleagues forget and keep the value of land among the accounting assets included in the analysis. That leads to an inaccurate deferred-tax figure, because land is not depreciated for accounting purposes and is not treated like other assets when analysing temporary differences.

Why land is different

Deferred tax under IAS 12 arises from temporary differences between the carrying amount of assets and liabilities and their tax base. Depreciable assets generate these differences as accounting and tax depreciation diverge over time. Land is generally not depreciated, so the mechanism that creates a temporary difference for depreciable assets does not apply to it in the same way — and lumping it in overstates or distorts the base of the analysis.

When computing deferred tax, review the components of the assets in the analysis and make sure land is not treated with the same logic as depreciable assets.
